Terrible WiFi download speed

My app declares I get average speeds over 30 mbps but everytime I do a speed test on well known sites I get between 22-24 download and 14 upload! I have to use a extension to receive WiFi in my bedrooms upstairs. I can't even load content on emails some days. I have had the same router for 11 years is this possibly the reason?

The black Sky Hub from 2013 is single band (2.4Ghz) 802.11n so certainly not a current WiFi standard.  If it's a white Hub from before then (or a Netgear/02/Be model) then it really shouldn't still be in use.
