Slow speed despite app saying 500+

I live in a very small flat and somehow I can't get good wifi service in my bedroom, which is less than 3 metres from my router. My app says speeds of 500+ most of the time, nothing below 450 but my PC has a download speed of between 5-15Mbps. I often disconnect my phone from the wifi as my mobile signal is better. Why is this happening?

I'm experiencing the same issue, only today. All checks say everything is fine, but averaging 20mbs which should be 450-500mbs.

all resets complete, but same issue every time. Hopefully someone can advise.
