Poor speed between device and hub
All our devices are slow when connected to hub acheiveing speeds of 7mb-50-90mb only.
this results in lag, streaming issues and video connectivity issues on apps
when checking external outgoing checks the modem shows 600-900mb so I can only assume this is a connection issue with modem. We are a small 3 bed terraced house

"checking external outgoing checks the modem shows 600-900mb", I'm not sure what you're saying here but through the MySky app or online what does the diagnostic say your incoming speed is? Is it a repeatable speed? If that's fine then it sounds like just an internal wifi issue. First, unplug the hub for 10 minutes then let it reboot. If no difference try the first two links below at least.
Have a look at the following to see if they can resolve your problem easily, you can also use the MySky app. If not you may need to consider either the Sky WiFi Max add-on package or perhaps purchasing a 3rd party mesh system (which remains yours regardless of ISP used).
