FTTP installed with good speed but a lag when using iPhone apps like safari.

Hi everyone, I have recently had FTTP installed (500mbps download and 70mbps upload).
The sky broadband router was terrible and upstairs in the back bedroom I was only receieving 3mbps. So i've now turned off the Sky Wifi and purchased a TP-Link Deco XE75 Mesh System, which I use in Access Point mode. The broadband now reaches further, although still not great for gaming, I seem to get bad lag.
What is strange though is I can be sat 3 meters away from the router, open Safari on iPhone and search something on Google and it can take 15-20 seconds to action / respond. If I switch off Wi-Fi on my phone and use mobile data, the results appear immediately. Same when I go to do a speed test, it can take awhile to connect, but when it does it's 400-500mbps.
Is there a reason for this lag? It's really frustrating when it happens whilst trying to use Google or social media apps.
Does anyone have any ideas on how I can rectify this and how I could improve my gaming experience without having to trial an ethernet cable through the house? Maybe I could update some settings on the sky router / TP Link Deco XE75? I never experienced this when I had Sky Broadband FTTC. Makes me wish i'd not upgraded 😔
