Wifi speed not good

Tested speed to hib and says 698Mb but speed test on WiFi on phone app says 60-70 Mb?

Quite possibly: it would be zero Mbs on the other side of a couple of walls.

The only good way of testing speed delivered to an address is using a device connected by ethernet cable (and for faster FTTP it needs to be Cat5e or better and a device known to be capable of gigabit connection)
