Wifi SLOW!

Im having another issue with my speed. Broadband check on sky app says 36mps whereas on a separate speed test its 20mbps. Does my head in as I know its slow so why sky states 36mps after doing a check I don't understand. Im on superfast, fibre being set up in June but i cant put up with these slow speeds right now. Plus why doesn't the sky app reflect the correct speed. Im sitting next to the router!

@Dizie When running the test throught the Sky app the speed you see is the line access speed, that is what speed the router is connecting to the cabinet/exchange, other speedtests will show the throughput to your device and that will always be lower in part due to unavoidable overheads and interference if using WiFi( over WiFi it can be significantly lower).
