Thanks Chrissee . It's helpful to know that Sky hardware won't help with the solid walls issue. I've already considered plug-ins but need to investigate further as the house has radial circuits not rings. It seems that the guaranteed 400 Mbps to each room will be quite a challenge.

That would be exactly why speed to individual client devices is not 'guaranteed' at all: any such thing is offered as far as the ISP router only, and even then it's a 'guarantee' of a subscription refund and penalty-free early exit, not an absolute performance promise.

Many years ago an organisation I worked for had to network a lot of buildings two stick out as being problems one was an old prison and the second was a disused bank. Wifi was to say the least problematic in both and the engineers got through a lot of drill bits running ethernet.
