Ping spikes lag spikes

So my internet speed is good around 70mpbs at most times but gaming is literally unplaybe due to constant jitter and ping spikes no matter what I do this cannot be stopped I've changed wifi channels around 100 times unsycronised 2.4 and 5ghz can maybe get a hour of good play time before it goes crap again. Is there anything literally anything to sort it I've tried everything even tried wired and lost half of my download speed and even worse jitter and ping spikes

I am not sure how you could lose half your download speed over ethernet. Was that direct ethernet from the hub to your device or via something like powerline or boosters?
