Broadband speed test is 82 mb/s but we're guaranteed 400mb/s

Our broadband speed test (https://www.speedtest.net/) is showing 82mb/s but we're guaranteed 400mb/s. Tried contacting Sky online but speaking with a robot is pointless.

400Mbs is 'guaranteed' over optical fibre and ethernet cable as far as the Hub, not WiFi from it.

My test was using an ethernet cable straight to the hub
