What device are you using to measure your speed ?
Sky Stream , Sky Superfast, SR203 router, Tp link td w9970 + Asus RT AX58U (backup), Xbox Series X, google home mini, LG 55 inch uhd tv, with Dolbyvision, samsung a5 2017 and samsung s21

400Mbs would be the 'Guaranteed Minimum Download Speed' arriving at the Hub over fibre optic cable on an Ultrafast+ connection. That's very different to the 25Mbs which Sky defines as the 'Enhanced Wall to Wall WiFi Guarantee' on the same product with the WiFi Max subscription supplement (not to mention the 3Mbs of the 'Wall to Wall WiFi Guarantee')
