Sky Gigafast installation delayed by wayleave – advice needed
Hi all,
I signed up to Sky Gigafast on 26th June 2025, but my installation still hasn’t happened.
I haven’t received a router upgrade.
No Openreach engineer has been round.
Each week I get the same “order update” message, just reworded slightly, saying there’s a wayleave delay.
For reference, here’s the most recent one:
“Hi Jamie, just a quick update on your order. Openreach have advised there is a wayleave delay. This has occurred as there's a hold-up in obtaining the necessary permissions to install or maintain network infrastructure on private land. This can happen if the landowner or property manager hasn't yet signed the wayleave agreement, which grants Openreach the legal right to access the property. You will receive a text with an update on your order on 11/08/2025.”
At the same time, I keep being contacted by other providers who claim that full fibre and gigafast speeds are already available in my area.
My questions:
Is this kind of wayleave delay something that usually takes a very long time to resolve?
Is there anything I can do myself to move things along, or is it completely out of my hands until Openreach and the landowner agree?
If other providers are saying full fibre is already live, does that mean Sky/Openreach are just delayed, or are those marketing messages misleading?
It’s been over a month now with no real progress, so I’d appreciate any advice from people who’ve been through this.

It certainly can do so, yes. Local Authorities are supposed to respond within a statutory timeframe, but private individuals have no such obligation.

If you could identify the landowner involved then you might choose to make a personal approach (to a neighbour, for example) and encourage cooperation.
If other providers are saying full fibre is already live, does that mean Sky/Openreach are just delayed, or are those marketing messages misleading?
Any other Openreach client ISP would face the same issue. An altnet provider might be able to take another route or make different arrangements.
