Do i have to accept that Sky TV will buffer, as the hub is in a different room?? Am i going to have to hard wire?
That would suggest the WiFi signal strength isn't quite strong and stable enough.
There are a few things you can try. If the sky box is obscured by anything ( in a cupboard or in an enclosed shelf in a unit) you could try moving it a bit more out in the open which should improve the WiFi signal it can get.
As you mentioned the other option is the use an Ethernet cable. If the router is in a different room I'd suggest perhaps purchasing powerline adapters which allow you to connect via Ethernet without having a cable trailing between rooms.

Quitecwhy we are seeing so many issues with Sky wifi is unclear but if your home has solid internal walls it is likely thst you need a booster or extender. Sky only supply those if you buy their Wifi Max add-on see https://www.sky.com/help/articles/sky-wifi-max
