I have gigafast broadband 900mps and I  have  the sky wifi max hub  and I get 900mps

Wi-Fi is always going to be a bit of a struggle, the jitter values are not helping, the loss is terrible. There's a lot of WiFi noise going on there.

 

You could try the TP-Link powerline adapters, available from Amazon, TL-PA717KIT.

 

These plug into a mains socket next to your router, the other goes next to your games machine, these claim upto 1Gbs over your mains wiring. You could give them ago. There is no set up, just plug them in. As its Amazon, if its no help just send them back. Dont plug them into power strips with surge or filters built in as this will strip out the powerline signal. They should be plugged into a wall socket.

 

You can even add on additional devices if you need a wired connection elswhere.

 

I use the AV600, to get WiFi into peoples garages for there EV chargepoints if their WiFi won't reach. Work fine. Same as above but one of the units becomes an access point.

I remember the Internet starting!

@Waveman @Thanks. With the way my room is laid out, we had to use extension leads. Is there anything that can be used with extension leads?

@BTx555 No problem tomorrow then, just dont want you wasting your money on needless equipment, and powerline is a no no as you would not like the latency for a gamer! Link below for hubs from sky!

@BTx555 It's one way, not used that tp-link version before pure Asus user, but they are normally good, would rather see where you have the hub sitting at present?

@JimM1 The best way I can describe it is in the other room on top of a chest of drawers below a tv. This was where the technician said he had to fit it due to where open reach had fitted the box outside.

@BTx555 Take a read when you get some time. Not saying it's not in the ideal place, but the cable from the ONT to the Sky Hub that sky send is short, so a longer cable and a better place for your hub may just solve all your problems!
