That is quite a normal scenario. If you are in an area with high WiFi congestion it may be very difficult to play games over WiFi due to packet loss. Have you considered using an ethernet cable or powerline?

As for your TV buffering it may be that its too far away from the router, it may be worth looking at a WiFi booster.
