Sky like all other ISPs do not offer thecsame guarantees on speeds over WiFi as these depend on the layout of your home and what it is built out of. If WiFi speddsxare the issue you could decidectge buy Sky's WiFi Max add-on which can get you up to 3 WiFi extenders should they be required.

according to sky im getting an average of 20MBs over the past week, if i use a standalone speed tester i'm averaging 13.85Mbs personally i think sky know they have issues in my area (main town centre) and still miss-sell products, promise one thing, supply another, since day 1 i've had nothing but problems, constant drop outs, major lag (upto 570ms ping) while gaming (i had a max of 31ms when with BT) and only a few days have i had the minimum guarenteed speed as per contract.

Sky don't own the cabling: as @Chrisee indicates if it's a poor circuit or high contention then it's likely to affect every ISP on the Openreach network.

The Guaranteed Minimum Download Speed is an estimate based on Openreach data.

@B10H4Z4RD you are on a very long if you are only getting 20Mb/s which is pretty unusual for a town centre . If full fibre is not available and you do not want to use mobile broadband you are stuck as the limiting factor is the length and condition of your phone line.

If Sky told you thst they could supply 65Mb/s then they were wrong, but I think you will find they gave you a minimum speed guarantee when you signed up. If you complain formally Sky are quite likely to release you from contract but the one thing they cannot do is improve your phone line as that is down to Openreach who as I explained are very unwilling to do more than the basics on copper lines.
