&lt;P&gt;The app test is not misleading, it shows the line speed arriving at your hub which is an important&amp;nbsp;metric.&lt;/P&gt;
&lt;P&gt;What device are you using to test your speed and getting 80? Speeds over WiFi can drop significantly, for an accurate test you need to use ethernet&lt;/P&gt;</description>

A connection by a direct Ethernet cable from the hub to a laptop should give a similar figure assuming the laptop has gigabit ports and nothing else is using the link. That it isnt is curious can you confirm your test met those conditions and your connection did not use powerline adapters or a WiFi jump?&lt;/P&gt;</description>

      <description>&lt;P&gt;Yes 100% matched conditions, gb ethernet port, nothing in use at the property using Ookla was returning 70-90 range. Sky was stating that my 300 minimum was being met. I could tell that it was slower as to why i started testing. I am yet to test today after work.&lt;/P&gt;</description>

Perhaps it's an issue with an older (or faulty) lan port? If so you can buy a Lan to USB 3 ethernet adaptor for around a tenner on Amazon, Currys probably stock them too if there's one local.&lt;/P&gt;</description>
