Sky is only responsible for the speed to the router. Wi-Fi within the house is your responsibility.

The two are different technologies and only vaguely related, like the tyres on your car is vaguely related to the miles per gallon it does.

on my sons Xbox, he says that he only gets 80-110mbs download upstairs on our WiFi, we pay for 400mbs but the app says we get what we pay for, is there an issue with sky or an issue with the Xbox, I understand that WiFi drops off a bit given how far the connection is, there's no Ethernet port upstairs so we rely on the wireless connection but it's annoying as we don't get what we pay for.
we do have boosters but they give out 50mbs download on the Xbox and they are placed upstairs.

any help/advice is highly appreciated,

That will be the speed to the hub, the more devices that you have connected the less speed each one will get unfortunately

Are you getting 400Mbs+ close to the router??? If yes, then you are getting whats paid for 😉

Most people don't have ethernet options around the property and rely on Wi-Fi like you. I have same Sky 500 and upstairs sons bedroom Wi-Fi in most part is 400Mbs+ but his PC is placed behind so much furniture and drops below 100Mbs.

I have fitted a AV1000 powerline and he gets about 120Mbs but more importantly its reliable and stable latency around 5ms. Sky boosters only gurantee about 25Mbs. You would need a strong mesh kit to get stronger Wi-Fi near the Xbox or settle for the 100Mbs on Sky router.
