Not able to play gaming as it always lags whilst on xbox. The game freezes and won't let me play the game. The router needs to be plugged in via ethernet to the sky router which is at the bottom of my steps, I can't move the router because that's where the box is and I have a coach house which is straight up the stairs and the router has to stay at the bottom of the stairs to connect the ethernet

Unfortunately you have already answered your own question, the problem is that you are trying to game over WiFi which is never an ideal experience.

What you could try is powerline as this gives you an ethernet connection but through your existing electrical wiring.
