Note that the 'WiFi Guarantee' is not the same thing as the 'Guaranteed Minimum Download Speed'. The former is related to local wireless coverage within the property from the signal broadcast by the Hub, while the latter is speed delivered from the internet to the Hub.

My Sky broadband super fast wifi guarantee. Speed to my Hub is 35.2 nb/s. Guaranteed download speed 25.2 Mb . Upload speed 5-4 Mb. This is what I'm paying for. I was with BT before they said I'm too far away from the exchange and couldn't get the M/B I was supposed to get so how can Sky get it from the same phone line????

@Dougie+Kerr

Unclear what you're asking: the guaranteed minimum download speed is intended to be lower than the actual speed (which is because it's a 'minimum').

Putting the address into the BT Wholesale Availability Checker will produce the Openreach figures for the circuit to the property: it's this which is used by ISPs to set their guaranteed minimum speed.

https://www.broadbandchecker.btwholesale.com/#/ADSL/AddressHome

It's the table and the two text lines below it which are most useful.

Remove any personal information (such as the address itself) if you post an image.

As a general principle (and in the absence of other factors such as line quality issues), FTTC speed at an address relates directly to distance from the fibre cabinet: that's inherent to the technology and the properties of copper cabling.
